Is Your Roof Ready for Summer? 5 Things to Check This May
Summer is closer than it feels. In the East Bay, that means weeks of sustained heat, intense UV exposure, and the kind of dry conditions that turn a small roofing issue into a much bigger one fast. May is the window where you still have time to address problems before the rush hits and repair schedules fill up.
Here are five things worth checking right now.
1. Your shingles
Take a walk around your home and look up. Curling edges, cracked surfaces, and bare patches where granules have worn away are all signs that your shingles are losing their ability to protect the structure underneath. You don't need to get on the roof to spot these. A pair of binoculars works fine from the ground.
2. Your gutters
May means the tail end of spring, which means gutters are likely holding onto whatever came down over the past few months. Leaves, seed pods, and debris pack in quietly and cause water to back up against your roofline. Before summer arrives, make sure gutters are clear and downspouts are directing water away from your foundation.
3. Your attic
On a bright day, spend a few minutes in your attic with the lights off. Any daylight coming through the roof decking means there's a gap somewhere. Also look for water staining on the wood, soft spots, or any smell that suggests moisture has been sitting. These are problems that compound quickly once summer heat sets in.
4. Your flashing
Flashing seals the vulnerable joints around chimneys, vents, and skylights. It's one of the first places water finds a way in, and one of the most commonly overlooked. If yours looks lifted, cracked, or corroded, it needs to be resealed or replaced before it becomes a leak.
5. Your roof's age
If your roof is approaching or past the 20-year mark, this is the May to get a professional set of eyes on it. Roofs don't fail all at once. They deteriorate gradually, and catching it during a routine inspection is significantly less expensive than addressing it after the damage shows up inside your home.
